Efecto de la polución en el mercado de viviendas

It is well known that a certain level of silence is a needs for human health and wellbeing. Thus,governments and other public institutions are interested in quantifying in monetary terms thesocial value of any change in pollution levels. This paper analyzes housing market data to infer theimpact of noise pollution on house values over La Plata city. This is done by exploring the effectsof the spatial dimension on welfare estimates and, in particular, on the estimation of the MarginalWillingness to Pay (MWTP) from a hedonic model.A spatial hedonic model is developed to provide efficient estimates of the marginal effect ofquietness on property prices. Results suggest significant property price discounting. The relevanceof these results is due to the impact of estimations have on environmental policy decisions likehouse appraisal, tax design, and other policy instruments related to the environment.
